1.  How to Reach the Board on your Concerns:
Please send emails to the board using the table that appears as the footer of this website. The email addresses that appear below are not links.
 
Steps to send emails:
  1. Hover over the email address that appears as the third column, corresponding it to your concern
  2. Copy the email address (depending on your computer, these instructions may vary):
    1. By highlighting the email address first, then depress the Control Key and the "C" Key simultaneously on your keyboard or 
    2. You can select the email address with your mouse by holding down the left side of your mouse as you move across the email address, then click the right side of your mouse and select the copy option listed in the pop-up menu
  3. This will copy your selection to your digital Clipboard
  4. Open your email provider, such as Gmail, Outlook, Yahoo, Proton Mail, AOL, Hotmail, etc. 
  5. Create New Mail
  6. Click into the "To" box and paste your selection by using the Control key and holding the "V" key simultaneously on your keyboard in the "To" box or you can go up to your menu bar and use the paste feature.
  7. Construct your message in the body of the email, remember to include your full name, address and/or Lot number and "Send".
Please be patient with the Board's responses as we all have full-time jobs and this is a voluntary role for us that we take seriously. Your message will be answered usually within 24 hours. Matters involving Tech Support will be handled as quickly as possible. 
 
2.  When are Assessments Due in 2026?
September 1st through September 30th (90-day grace period starts October 1st through December 29th for the 2026 Year only, before late fees are applied); after 2026, the grace period will be shortened to 30 days.)
 
3.  What timeframe is covered when I pay my dues?
Dues are payable annually in advance; i.e., the collection of dues in 2026 will cover expenses for the year 2027.
 
4.  What's New in the HOA:

  • Website highlights:
    • Online payment option (processing fees apply) - compares favorably to the USPS mail method
    • New Fees (See Assessment Dues and Fees)
      • Mail-in Payments will be assessed $5 (Fees collected will be donated back to the HOA)
      • Late Fees will be applied on the 91st day after the grace period ends for the 2026 Year; after 2026, there will only be a 30-day grace period
    • Delinquent homeowners (over 3 years in arrears) will go through Small Claims Court to pay outstanding dues 
    • Existing liens placed on properties by the HOA will be released / Small Claims Court may create new liens and / or enforce them with new measures.

5.  How will the payment process work this year?
On August 24th or thereabouts, OPHOA homeowners will receive their 2026 invoices via email or by mail (if no email address is on file).
    • The email version will provide a link to the login page of our website. After you have logged in, your payment page will render. 
    • You will be given the option of paying your current dues and any other year for which dues may still appear outstanding.
    • Select all that apply and click the option to pay.
    • The total amount due from your selections will appear on the next page, along with the options to pay via ACH or credit/debit card. 
    • Fees for processing your payment will be added to your balance. 
    • The service processor will prompt you for your banking information. 
    • Your banking information will not be stored on our website; but the service processor we contract with will keep your information in their files for a short time until your payment has cleared your financial institution's system.
    • Your transactions are processed and protected through a secure server.
    • After your payment is processed, you should receive an email stating so.
    • Your account will be updated, with your payment initially marked as pending on our website (depends on your particular financial institution's practices) before it is marked final.
Mailed invoices can be paid using a personal or cashier's check or money order. Please remember to include the $5 additional new mail special handling fee and include your address or Lot number on the Memo line of your payment instrument.
 
6.  Why have fees been added this year?
Fees for processing your online payment are similar to what other institutions charge, are minimal, and compare favorably to mailing your payments through USPS.
 
Unfortunately, the HOA can no longer absorb certain costs for those homeowners who are not current in their payments. Some homeowners are six or seven years in arrears. Sending out reminders to delinquent homeowners costs the HOA extra money. This is your money that is being used. With annual dues at only $30 per year (or $2.50 per month), it is difficult to manage our expenses when we do not receive dues from each and every homeowner in our community on time.
 
For those extreme cases of outstanding dues, the HOA will need to take more drastic measures since placing memorandum of liens on homes has not proven to be effective.  If you are a current homeowner, these drastic steps will not affect you!
 
7.  I do not know my lot number
Lot numbers are visible from your "My Profile" link at the top of the webpage. Once you have selected "My Profile", there will be a list of option links rendered on the screen.  Select the one to "Update Your Profile."  Your lot number will appear on this page. 
 
8.  There will not be an OPHOA membership directory. Your information is considered private and not viewable by others.
